How about 40k cash now. I pay 5k per week. IF i miss payment i pay 500pp fee so you will them get 70 500pp in the end but agreement is kept forever to ensure I get tunic and you get 70k (+ fee if i fail some week) ?

Even still, the problem with this is that there is no incentive to the seller. Now if you were willing to pay 80K total when the current going rate on a fungi tunic is 75K, then it might make sense to the seller.

Otherwise, they're only doing it to be gracious to a stranger when they have a chance to be ripped off.
