Why is that?

I live in canada with 6ft frost lines and everyone here has a basement.
In Dallas at least I think it's more of a trend thing. Some homes have them but the our soil is a lot more difficult to excavate.

That would be one of the reasons. Pipes in the south only need to be about a foot in the ground. Since they dont freeze. Digging further waste of money, especially with the soil down there sometimes.

It's 100% a soil thing. Too much clay in the ground and clay shifts. Foundation issues with basements.

I have never seen a basement in Dallas. Maybe a backside of a home because it is on a hill but not a real fully below ground basement.

They exist but only ones I have seen are in the park cities where I grew up. (Beverly Hills of Dallas) one of my friends dads had a full on parking garage and wine cellar basement which was pretty sick lol. I don't think there was much clay in their area though, looked more like flagstone.

But yes it's rare in Dallas or other parts of Texas, no real need for basements anyways.

Basements are awesome and normally cheap square footage for a house but it is very expensive in Dallas with the foundation issues. Usually a floating foundation is used. If you want to deal with huge foundation renovations it is possible but cost wise it is just more efficient to build a bigger house above ground. I guess if $$ is no object and you want something like a wine cellar you can make it happen but even then it is a hassle to deal with foundation problems in addition to the money it cost.

Go to google maps and type in 4057 grassmere lane, Dallas tx and look at this property from satellite view.

They are building this sick mansion near where I live with a huge parking garage in it. Seems to be the new thing to do. Granted people in this area have stupid money so they can do this kind of stuff.

Yeah homes in that area cost millions so it is a different world. Reasonable doesn't apply to that area.
