I am having a hard time understanding the housing market.

I often hear this one response when someone points out that millennials can't afford to buy one:

But.. Am I the only one that is like, wait we're at maximum occupancy here? There are more people than homes can be built? [You must be logged in to view images. Log in or Register.]

Like...

Are we at a lack of supply because we could have many more houses than we have, but we just wont build them?

Or are we at a lack of supply because we're reaching maximum occupancy and no mater how you shake it, we're screwed?

I just seem to think that if we have more demand than we have supply of homes, that it's not a solvable solution.

Do we think that new towns are going to open up in Nebraska and that will solve the housing issue?

I just dont see how supply of homes being a problem can just be fixed. [You must be logged in to view images. Log in or Register.]
"Based on currently available numbers, there are about 31 vacant housing units for every homeless person in the U.S."

https://checkyourfact.com/2019/12/24...-vacant-homes/

move to resolved.

To summarize for the idiots out there - it's capitalism.

Take from the rich and give to the poor using government powers or this is what you get. no way around it

you think the rich will willingly take care of the poor? they haven't

they didn't earn it. each billionaire, save for warren buffet that fucking mutant, was given a HUGE handout from parents.

i don't mind inheritances and success, but let's be reasonable.

norway has a similar billionaire per capita of the usa and they have MUCH better social safety nets.

kuwait does a UBI, we can't? we poor?

ameripoors - can't even afford health care, housing and food for its people.

ameripoors - a country with a GDP the size of texas pwned us so fking hard. we're the lol of the world

If you guys had steadily been investing in index funds over the last 20 years instead of going to bars to fuck whores with lip filler, driving there in your car you couldn’t afford, you would’ve had enough to buy a house

Sadly, it’s always someone else’s fault that A) your father, assuming you even had one, didn’t discipline you with violence and B) you didn’t seek Christ

Live within your means includes saving and making your money work for you. I’ve had very few luxuries for most of my life and now my cup runneth over because I drove a Honda or a Nissan when it was all I needed (not wanted) and made smart choices

I’d also like to add for all you young peoples rhetoric about equality, a shocking amount of you don’t like the institution of marriage because you “don’t believe in it,” which means you don’t trust women. That misogyny is costing you a dual income

To reiterate, seek Christ

For real though. My wife and I are cleaning up, over the past year. 28k invested over the past year, primarily in VTI (total market index ETF). My Robinhood acct is my "play" account. I primarily only use it for options spreads, of which over half are vested with an exipiry over a year out. After I max out my annual contribution to our Roth's I put the pittance left over there to enter into more risky financial endeavors.

We each have 2k left to contribute to our Roth this year and we're not even halfway thru (6k is the annual limit)

We have one child who will be eligible to start working in the next year, with the caveat of passing grades and diverting 18% of all earnings to her Roth IRA. 4 years ago I put all four of my girls as authorized users on my credit cards (6); they have credit scores over 700 now.

If the kids aren't in a hurry to move out when they're 18, we approach the concept of communal earnings. With 4 kids we would be capable of taking in over a quarter million a year without even looking at college, and expanding a heritable empire capable of outright buying a home in cash every 3 or 4 years.

In another 2 years, I'll be buying a 5BR on 100 acres and growing trees (white oak and black walnut) for a familial inheritance held in a living trust.

Sorry you all are retarded. Seek Christ, and find some sort of permanence. City life sucks, and is overpriced. If you get bored, lift weights on your days off while you drink beer, it only makes you even more attractive. Hope this helps.
