2. Buying/selling
3. If you've got a formal rental agreement and have agreed x-time inspections (Hippo's here)
4. If your pal is a realestate agent and he's coming around for a beer
5. If you're a mega multi-millionaire and have a property portfolio that has a real estate agent managing the to's and fro's.
