30% of the single family homes in the USA are owned by investors.
Your % filters out 99% of housing speculation by adding strict restrictions on what counts as an "institutional investor"
https://www.worldpropertyjournal.com...data-13837.php
Small investors (individuals that own 2-9 homes) make up 62% of housing speculatoin.
That leaves 40% of 30% of the housing market, owned by an "investment group" (1 or more investors)
And a tiny fraction of them being "investment institutions".
Group: a collection of individual investors who pool their resources to invest together. An investment group might be formed among friends, family, or
business associates.
Institution: This refers to a more formal and established organization that manages investments as its primary business function. Examples include banks, insurance companies, hedge funds, pension funds, and mutual funds.
A group, is just a not formaly recognized corperation, there's thousands of them. And they make up for 62% of the 30% of homes that are owned by investors.
That's a
YUGE portion of the single family home pool.
There are approximately 90 million single-family detached homes in the United States.
30% are owned by investors: (more than 1 home). That's 27 million homes are owned by investors.
And 16.7 million homes owned by "investment groups"....
And thats just 2-9 homes.. (Institutional investors own 10-?,???)
So yes, this is a huge reason housing costs so much.
I know this because like I said, Im a bernie progressive leftist.
