House - roughly 360k left on my note - Zillow lists the house worth 410k so not sure this is really 'debt' since I have equity in the place.

Buying properly is rarly foolish. You are not a slave to the system because you want a nice house and don't want to live under a bridge and bury your money in coffee cans (because the bank is evil). Debt is only bad if you cant afford it.
